Georgia has historically been famous for how little red tape it imposes, but 2026 brought its first real tightening in years. If you're seriously considering Georgia, these dates matter:

Real estate residency got more expensive. Since 2019, foreigners could get a one-year (renewable) residence permit by buying property worth just $100,000. As of March 1, 2026, that threshold jumped to $150,000. Anyone who closed on a property before that date locks in the old $100,000 rule.

A new work-permit system arrived for remote workers. Historically, freelancers working for foreign clients from inside Georgia operated in an unregulated space. It's aimed squarely at people who travel in and out of Georgia while running a business abroad — including spouses and minor children on the same application.

The Honest Trade-Offs

Georgia isn't a substitute for EU citizenship or a US green card, and it shouldn't be marketed as one. It sits outside the EU and Schengen area, its residency permits don't confer freedom of movement across Europe, and the 2026 reforms show that even famously open countries can tighten their rules with a few months' notice. Property-based permits also come with a strict presence requirement once your permanent residency clock is running — long absences can reset the count.
